Exhibits A–F — Organized, Logical, Defensible

These exhibits support the Conflict Summary without re-arguing the case.

Exhibit A – Property Overview & Parcel Identification

Contents:

  • Property tax parcel map (MassMapper)

  • Lot boundaries clearly shown

  • Address / Assessor info (if available)

Purpose:
Establishes what land we are talking about — nothing more.

Exhibit B – Evidence of Original Wetland & Alteration

Contents:

  • Photos showing original wetland conditions (if available)

  • Photos showing burial / alteration / driveway intrusion

  • Any dated images or descriptions

Purpose:
Shows the wetland existed before later determinations.

Exhibit C – Hydrology & Aquifer Disruption

Contents:

  • Photos of water emergence, aquifer area, diverted flow

  • Any notes, sketches, or reports referencing groundwater

  • Statements or records showing redirected water

Purpose:
Establishes that wetland conditions were artificially altered, not naturally expanded.

Exhibit D – Replacement Wetland Delineation & Survey

Contents:

  • Surveyor’s wetland plan

  • Flag-based delineation map

  • Any recording references (registry info if available)

Purpose:
This is one of your strongest exhibits — shows an official, recorded determination.

Exhibit E – Conflicting Mapping (MassMapper / GIS)

Contents:

  • Your MassMapper screenshot (the one you just shared)

  • Any later maps showing expanded or shifted wetlands

  • Side-by-side comparison if possible (even on separate pages)

Purpose:
Demonstrates official inconsistency without accusing anyone.

Exhibit F – Taxation & Use Restriction

Contents:

  • Property tax bills (one or two years is enough)

  • Any denial letters or conditions restricting use

  • Evidence showing no reasonable use for ~15 years

Purpose:
Quietly raises the “taxed but unusable” issue — very important leverage.
